Step 1

Go to Vendor packages and select what you require and add it to the basket.


Step 2

You will then be asked to create a user account with a username and password which gives you your own Homepage where you can manage your advert and view your invoices, as well as save favourite properties you might be interested in.

Step 3

By accepting the Terms & Conditions a request for your payment details will be required. We accept payment by PayPal. You will receive an email receipt from both PayPal to confirm that your payment has been successful. On receipt of your payment, your advert and web page will be uploaded to the Bright Property website.

Step 4
Using the step-by-step process we guide you through the process of creating a professional marketing sheet for your property. The prompts will guide you and give you the opportunity for you to add your own description of the key features of your property. You will need the information you wish to include ready before you start: descriptions, photo(s), room dimensions, asking price/rent, Council Tax band, and other charges.

The information your prospective buyers/renters will want to know includes:

Type of property: Residential, Commercial or Land

  • Location: town, village, rural.
  • Address including postcode
  • Rent or Price
  • Property Features, parking, bathrooms, bedrooms etc
  • Parking: off-street parking, garage, driveway
  • Services gas, electric, oil fired heating.

Step 5

We make it easy to upload your digital photos from your PC. We will scale them for you so they fit our requirements. You just need to choose which will be the main photo used in your advert.

Step 6

You will now see the preview of both the advert that will be displayed when people search the site, and your individual property details web page. You can go back to edit these if you want to.

With effect from the 1st January 2008 the advertisement will not be made live until you have confirmed that the information has been obtained.

What next?

When you advertisement is made live on brightproperty.co.uk it will then be uploaded onto the other portals and search engines on your behalf. Usually within 48 hours. The same property information and contact details (where applicable*) will be displayed on all subsequent portals and search engine adverts. In some cases the contact details will be specific to brightproperty.co.uk and all enquiries received for you property are sent to direct to us, we will then immediately forward them on to you. There is nothing for you to do, even if you amend your advert the changes will be uploaded onto the other search engines. All that is required for you is to respond to the enquiries from interested parties.

Additional Items to Maximise Marketing Your Property.

For Sale/To Let boards

These will need to be purchased separately. On receipt of your payment, we will arrange for your personalised board to be made featuring your contact phone number. The board will then be erected with a post (where applicable) by our contractor leaving you to concentrate on responding to all the enquiries you will have.

HIP/EPC
With effect from the 14th December 2007 your property cannot be marketed if it is covered under the scope of the Home Information Pack Scheme. Until you confirm that a HIP and EPC has been obtained then your personalised “for sale” board will be put on hold. As soon as confirmation has been received the arrangement for erecting the board will be made. This is only applicable to Residential For Sale properties.

Virtual tours and floor plans

Within two working days of receiving your payment, an agent of Bright Property will contact you to arrange a mutually convenient time to create your virtual tour. The floor plan and virtual tour will be prepared within 5 working days from the initial appointment and uploaded to the website. View Virtual Tour. Due to the complexity of the Virtual Tour it can take a short while to upload, please be patience as it is worth the wait! What happens if I sell my property or receive an offer?

When you receive an offer you should log into your personal homepage and tick the 'under offer' box by your advert. This shows people searching the site that your property is ‘Under Offer’. Similarly, you can tick a box to identify the property as 'Sold'. If you advertising period has not expired you may choose to leave the advert on display until such time to advise other interested parties that the property is no longer available. Alternatively, at any point you may choose to 'hide' the property – at the ‘tick of a box’ the property will not be displayed in the search results, although the data will remain in our system so you can reactivate it if you wish.

What happens when my ad expires?

When the adverting period is soon to end you will have the option to extend the display of the advert. This can easily be done through your personal homepage. If you decide not to continue the advert will be removed from the website.
