1. IF I USE BRIGHT PROPERTY WEBSITE WHAT SAVINGS WOULD I MAKE?

The savings made with Bright Property could be considerable. Generally Estate Agent’s fees are between 1% and 3% of the price the property is sold for. Advertising costs may be in addition. Therefore if you sold your house for £200,000 with an Estate Agent who charge 2% the fee would be £4,000 plus 17.5% which is £4,700. The cost of moving, solicitor’s fees, and building surveys, stamp duty, removal company etc would all be in addition!

If you used an agent to rent your property for you the standard rate for residential is 1 month’s rent plus advertising costs. Commercial Property and Land charges are usually 10% of the rent per annum plus advertising costs.

2. IS THERE A REGISTRATION FEE?

Registration is free of charge. There is no charge to contact vendors or landlords if you are interested in a property or for them to respond to you.

3. CAN I USE BRIGHT PROPERTY WEBSITE ALTHOUGH I AM ALREADY USING AN ESTATE AGENT?

We would recommend that you check the contract in which you have instructed your ESTATE AGENT prior to placing an advertisement with BRIGHT PROPERTY. In most circumstances you will have the right to sell or let your property yourself and your agent will only be able to charge you commission if the purchaser was referred by them.

No. An ESTATE AGENT or LETTING AGENT’ main purpose is to introduce a buyer to a seller or a landlord to a tenant.

6. HOW DO I VALUE MY PROPERTY?

BRIGHT PROPERTY can not provide advice on what price you should sell or let your property when using this particularly service. However there are a number of approaches you can take yourself:-
Online services with direct links to the Land Registry UK house price data, enabling you to compare your own property with houses sold in your street.
Arrange for a low-cost professional valuation.
Look on this website and other local media to determine what similar properties are being sold for.
Remember that the value of the property is determined by what a “willing seller and willing purchaser will pay”

7. WHAT DO THE FOR BUY ME/RENT ME BOARDS LOOK LIKE? DO YOU ERECT THEM?

Each board has been designed for each property type, the designs are displayed on the homepage. Pink for residential property, Blue for Commercial Property, Green for Land and either “Buy Me” or “Rent Me” depending whether the property is For Sale or To Let. Your own number or personalised 0870 number will be displayed on the boards depending which package you choose.

*Whilst the promotional offer of a free board with the standard package continues, your daytime telephone number will be displayed unless we are advised otherwise by email.

On receipt of your payment, we will then contact our contractor who will arrange for the board to be erected with a post (where applicable). We will endeavour to do this as quickly as possible.

8. DO YOU KEEP MY PERSONAL INFORMATION PRIVATE?

Yes, your privacy is respected and we only display the information you choose. For example you do not have to display your name or telephone numbers and your email address remains hidden. 9. WILL BRIGHT PROPERTY UPLOAD THE INFORMATION ON MY BEHALF?

We are happy to prepare and upload the advertisement on your behalf. You will be required to complete the application form, including all the information you wish to display, the photographs and the payment for the package you have chosen and send to us. There will be a 15% admin charge for this.

10. I AM LOOKING FOR PROPERTY HOW DO I SEARCH?

Depending on your search criteria you can start by looking for property by clicking on the display boxes on the home page. Each box represents a for sale or to let board of the type of property available, ie residential, commercial property or land. This will then bring you to the front page of your chosen section and will display the featured properties.

You can be more specific in your search by using the search tool on the right hand side. This gives you the option to specify criteria, such as For Sale or To Let, place or postcode, size or price. By clicking search the list of available properties will be displayed.

11. HOW WILL I BE CONTACTED BY PROSPECTIVE BUYERS/TENANTS?

When you submit your advertisement you will be asked to supply an email address and/or a phone number in which you would like prospective applicants to contact you. If you would prefer not to use your own contact details you can select a package where a unique BRIGHT PROPERTY 0870 number and email address will be supplied.

12. DOES BRIGHT PROPERTY ARRANGE VIEWINGS?

No. All viewings are to be arranged directly between the prospective buyer and the seller or landlord and tenant. It is important to ensure that your contact details are correct and that you regularly check emails/voicemails so as not to miss any potential applicants. BRIGHT PROPERTY is not an Estate Agent so will not accompany prospective purchasers/tenants.

13. WHAT HAPPENS IF A POTENTIAL PURCHASER/TENANT WANTS TO BUY/RENT MY PROPERTY?

This is one of the advantages of using the BRIGHT PROPERTY website. You have direct control over the negotiations with any potential purchaser/tenant and are not reliant on going through a third party. Therefore as you are dealing direct you are more likely to reach agreement quickly and be in a position to formalise it, whether it be a Sales Deed, lease or tenancy.

15. DO I NEED A HOME INFORMATION PACK (HIPS)?

The legislation regarding Home Information Packs and Energy Performance Certificates has changed with effect from 22nd May. To keep up to date with what is required please go to http://www.homeinformationpacks.gov.uk

On August 1st 2007, Home Information Packs (HIP) and Energy Performance Certificates (EPC) were implemented on a phased basis. Four bedroom residential properties and larger were the first to require Home Information Packs and Energy Performance Certificates. On the 10th September the scheme then applied to three bedroom residential properties and larger. From the 14th December 2007 all residential properties which fall within the scope of the scheme will require a Home Information Pack and Energy Performance Certificate.

Please note that with effect from the 14th December 2007 your property cannot be marketed if it is covered under the scope of the Home Information Pack Scheme, until you confirm that a HIP has been obtained. Adverts can be created and will be pending within your personalised homepage. As soon as you have received the information and confirmed within your advert that the information is available then the advert will be made live and the marketing can start.

17. WHEN THE ADVERTISEMENT IS LIVE, CAN I MAKE AMENDMENTS?

Yes, advertisements can be edited at any time 24 hours a day, 7 days a week. Just log into your account with your user name and password and you can edit your advert as often as you like. Any changes made will be live on Brightproperty.co.uk immediately.
