We will actively market your property using our own innovative methods, ensuring your criteria are met. Our service will also focus on the tenant to ensure that when they rent one of our properties they feel "at home ". It is not our intention just to collect the rent and hand over the keys. We will ensure that the tenant receives and understands the information we give.

Our standard letting service is detailed below but as each property and client is an individual the service and fees can be adapted accordingly whether it be Tenant Find only or Full Management.

• Providing a rental valuation of the property and giving advice as required.

• Inspecting the property, taking photographs and drawing up marketing particulars.

• Actively marketing the property, using the best of resources both offline and online.

• The property would be displayed on brightproperty.co.uk and a number of other property portals to maximise exposure.

• Where appropriate offline marketing such as newspaper advertising or relevant property publications would also be undertaken and inclusive within the fee.

• Contacting known applicants looking for property to rent of that type.

• A letting board would be supplied and erected at no additional cost.

• Arrange for Energy Performance Certificate

• Conducting Viewings, if required. Whether you conduct viewing or I do, I will ensure that feedback after each viewing is obtained and notify you of each prospective applicant’s response.

• Thorough Tenant’s Credit Checks and Referencing.

• Draft a Tenancy Agreement

• Prepare a very detailed Inventory and Photographic Schedule of Condition.

• Contacting Utility companies and Council Tax to notify them of a new tenant.

• Collection of first month’s Rent and Deposit. Securing the Deposit in one of The Deposit Scheme in accordance with the legislation

• Arranging Landlord’s Gas Safety Checks and Electrical checks if required.

• Arranging completion of the standing order mandate for the monthly rent payable by the Tenant(s).
