Our aim is to ensure your property is managed in a pro-active way. Although we will follow our own strict property management guideline, this service can be tailored to meet your own requirements. We aim to offer you a complete property solution to both our client and their tenant, allowing clients to benefit from their investment whilst we take the responsibility.
• The services we offer includes: -
• Rent collection
• Advising utility companies (electricity, gas, water and the local Council) of the transfer of accounts to the Tenant(s) at the beginning of each Tenancy.
• Inspecting the property every three months and producing a full report as to its condition.
• Co-ordinating repair and maintenance work which may be required at the property, including liaising with tradesmen and Tenant(s), obtaining estimates where necessary, supervising works and settling accounts from rents received.
Your instructions will always be sought prior to the commencement of works unless they are deemed to be urgent and we are unable to contact you on the details we hold.
• Arranging for the renewal of the Landlord’s Gas Safety Certificate, where appropriate, on an annual basis, by a CORGI registered engineer. There will be an additional charge for this service.
• Dealing with any necessary insurance claim on the Landlord’s behalf, at a charge equivalent to 10% of the value of the claim.
• Taking appropriate initial action in the event of a breach of the Tenancy Agreement. Where such breach occurs informing the Landlord or their nominated representative.
• Undertaking a full inventory check out at the end of the Tenancy. Copies of the report will be sent to the Landlord and the Tenant(s) to mutually agree what amount (if any) is to be deducted from the security deposit for damages, cleaning or repairs, missing items or any unpaid rent or bills.
